Recorder of Deeds warns of high-priced deed copies

Greene County MissouriGreene County Recorder of Deeds Cheryl Dawson-Spaulding warns new homeowners and other real estate owners to be aware of high-priced offers for copies of property deeds.

Private companies are soliciting homeowners to purchase copies of their property deeds for very high fees, sometimes up to $87 or more. While this is not illegal, it’s much higher than the Recorder’s fee of $1 per page for copies. Most property deeds are no longer than two pages.

“Every few years we see a resurgence in companies trying to charge people an exorbitant amount for copies of county records,” Dawson-Spaulding said. “It’s not illegal; it’s just ridiculous.”

In addition, Dawson-Spaulding said most homeowners already have their original property deed in their possession. She said the company appears to be targeting new homeowners.

The company’s offer includes a property profile, containing much of the same information available for free from the Greene County Assessor.
